Do you need a High Net Worth/High Value Home Insurance Policy?
There is no straightforward answer to this, but here are the key factors to consider:
You should consider a specialist high net worth home policy if any of the following apply:
- The cost to rebuild your home is more than £750,000
- You have outbuildings where the rebuild cost is greater than £75,000
- You have contents over £75,000
- You have individual items of jewellery and watches worth more than £10,000 or more than £50,000 in total.
- You collect fine art, antiques, or other collectables.
- You have multiple properties or spend time living between homes.

Buildings Insurance
As well as the structure of the property, a Buildings Policy covers permanent fixtures and fittings such as sanitary ware, fitted kitchens and cupboards and the internal finishes of your home. It will also cover swimming pools, tennis courts and other domestic outbuildings.
People’s homes are as individual as they are, and High Net Worth Home Insurance policies can cover all types of homes, from modern Grand Design houses to thatched and listed properties.
What risks are covered as standard?
Policies do vary, but typically Private Clients policy provide cover on an All Risks basis. Some policies are on named perils basis with extended accidental damage. Named perils include
- Fire, explosion, lightning or earthquake
- Subsidence, heave or landslip
- Storm and flood
- Malicious damage
- Theft or attempted theft
- Water leaking from tanks or pipes
- Falling trees or branches
- Television, radio-signal or satellite apparatus breaking or collapsing
- Riot
- Impact by aircraft, other flying devices, or any vehicle or animal
All policies also cover the cost of you finding somewhere else to stay if you have to move out of your home while repairs covered by your insurance policy are carried out.
And if you have horses, we need to ensure that you have a policy that will enable them to be rehoused whilst your home is being repaired.
Home Contents Insurance
Contents insurance covers the cost to replace the belongings in your home if they are damaged, destroyed or stolen. Contents are the possessions you would normally take with you if you moved, such as furniture, appliances, soft furnishings, clothing, technology, and jewellery, but it also includes carpets and curtains, even though these are often sold with the house.
It is important to make sure that the Contents sum insured is adequate to replace all the items in your home, and for high net worth families, including clothing, handbags, and shoes, which are often overlooked.
For our Private Clients, we place significant importance on understanding:
- Adequate limits for jewellery, watches, fine art and antiques.
- Items regularly taken away from the home in the UK and worldwide.
- Appropriate treatment of pairs and sets, collections and rare items.
- Flexibility to add or remove items quickly as your collection changes.

Contents insurance is provided on a ‘new for old’ basis – replacing items with new equivalents, so your claim is not reduced due to age or wear and tear. We will explain the options and recommend the cover that best suits your situation.
What Contents Insurance covers
Your Contents insurance will cover the cost of repairing or replacing any of your possessions that are damaged or destroyed as a result of an insured event.
The basis of cover is typically the same as for buildings – All Risks and on rare occasions a named perils policy with extended accidental damage.
For items that cannot be replaced ‘as new’, such as antique items or unique pieces of art, the policy will typically provide for a financial settlement equivalent to what it would cost to buy those items or a similar item at a dealer.
It is similar for jewellery and watches, where again a claim will be settled on the basis of what it would cost to replace the item(s).
Having items of fine art, antique furniture, jewellery and watches regularly valued to make sure the sums insured are up to date and adequate is crucial to ensure you are properly covered, and claims are settled with the minimum of fuss.
Legal liability cover
Policies include important liability cover. Property owners’ liability automatically included with the buildings and contents policy also provides cover for occupiers’ liability and personal liability.
It is a legal requirement for businesses to have Employers’ Liability insurance to cover their staff for death, injury or illness arising from their employment; this is not required for standard homeowners. However, similar cover is provided under this policy for your liability as an employer in respect of people working for you in your home, in much the same way as it would apply if you were a business.
